Why Pinnacle North West
We work from a purpose-built van system, put together by a specialist company: a pressure washer and a hot water boiler together, giving instant hot water up to 150°C. It brings its own power and heat.
That means we can match the method to the surface. Full pressure where it's needed, low pressure and high heat on delicate stone, a soft wash on render and roofs, and a biocide afterwards to keep the growth away for longer.

It's not all about pressure
On full power our machine puts out 250 bar at 25 litres a minute, but that's not what we use on everything. A lot of the time the heat does the work.
- Hot waterFor greasy, oily, really dirty surfaces, chewing gum and graffiti. Hot water shifts what cold water just moves about.
- Low pressure, high heatFor delicate surfaces we turn the pressure down and the heat up. It cleans without marking the stone.
- Soft washingLow pressure with a cleaning solution. It's what render and roof tiles need.
- BiocideWe're trained and qualified to apply it. It goes on after the clean and kills what's left of the moss and algae.

How much does pressure washing cost?
It depends on the size, the surface and how bad it is, so we price every job on its own, and we always come and look at it first. Do you work for businesses?
Yes, commercial work is a big part of what we do: shop fronts and cladding, forecourts and car parks, blocks of flats, gutters, render, graffiti and chewing gum. One-off cleans or regular visits, with risk assessments and method statements on request. See our commercial cleaning page.
Can you work out of hours?
Yes. For businesses we work evenings and weekends, so the job's done without getting in the way of customers or staff.
Do you need anything from us?
An outside tap, or we can bring our own water.
Why use hot water?
Hot water shifts grease, oil, chewing gum and the grime that cold water just moves about. Our boiler gives instant hot water up to 150°C. On delicate surfaces we turn the pressure down and the heat up, and it's the heat that does the cleaning.
Are you insured and qualified?
Yes. We carry public liability insurance, and we're City & Guilds and CPD certified, qualified to apply biocide, and trained by Pure Seal UK.
